Located at 61 Lilford Road in Camberwell, Bloom Camberwell is a cutting-edge industrial development consisting of eight purpose-built warehouse units. The site spans a total of 52,495 square feet, with individual unit sizes ranging from 3,575 to 10,030 square feet. Designed to meet the operational needs of modern businesses, the development features a mix of two and three-storey warehouses arranged around a central open courtyard, combining practicality with a strong focus on sustainability.
Tekna Electrical was appointed by HWM Building Services to carry out the full electrical installation for this impressive project. Our team was responsible for installing all electrical systems across units 5-8, ensuring compliance with BS 7671 regulations and meeting both the developer’s sustainability ambitions and the technical requirements of each unit.
A robust and future-proof electrical infrastructure was essential to the success of this development. We installed the main distribution boards and sub-panels to manage the power requirements of each warehouse unit. Given the varying sizes and layouts across the site, our team carefully planned the power distribution to ensure flexibility and reliability for future occupiers.
Energy efficiency was a key consideration throughout the project, with LED lighting installed across all units. These lighting systems were equipped with motion sensors and daylight-responsive controls to reduce unnecessary energy use, ensuring the warehouses could operate efficiently without compromising on performance.
As part of the project’s focus on sustainability and safety, we installed a fully compliant emergency lighting system alongside a modern fire alarm system, providing essential protection for future occupiers and ensuring the development met all current safety standards.
The sustainability credentials of Bloom Camberwell were further enhanced through the integration of photovoltaic (PV) panels, designed to generate on-site renewable energy to reduce the development’s carbon footprint. We also installed electric vehicle (EV) charging points across the site, supporting businesses in their transition to cleaner transport options.
Each warehouse unit was equipped with a 2,000 kg goods lift to meet the operational demands of the future tenants. This required dedicated power supplies and custom control systems, which we installed and tested to ensure reliable and efficient operation.
Coordinating the electrical installations within the overall construction programme presented some logistical challenges, particularly given the varied layouts and the combination of two and three-storey units. To ensure smooth delivery, our project management team worked closely with other trades on site, ensuring that our work was carefully phased to align with the wider build schedule. This collaborative approach allowed us to deliver the electrical installation efficiently, without causing delays to the overall project timeline.
The electrical systems installed by Tekna Electrical played a key role in Bloom Camberwell achieving an EPC A+ rating and BREEAM ‘Outstanding’ certification, two of the highest accolades for energy efficiency and sustainable design.
